the sba 504 Loan program

The SBA 504 Loan Program provides financing for up to 90% of the project cost for the purchase or refinance of Owner Occupied Real Estate and Capital Equipment. Additional equity is required for a Start-Up Business and the 504 can be paired with a SBA 7(a) Loan. Working Capital Loan for all financing needs.


Typical financing structure is as follows:

 Lender: 50% of the loan

CDC Portion: Up to 40%.

Borrower Equity: 10%


The total project costs include the financing of SBA Fees and some closing costs.  TXSBA administers the CDC portion on behalf of the SBA. The benefits of a 504 loan program are longer terms (up to 25 years), a low equity injection of 10% and a fixed rate.

Our team has been leading panelists at SBA Lender Conferences for over 20 years. We have the industry knowledge to bring any banking team into the SBA niche through educational courses created and led by SBA's top trainers.  Our industry expertise includes cash flow analysis, tax return evaluations, industry standards, market ratios and repayment ability.

SBA community involvement

Association of Government Guaranteed Lenders

 Our founding members hold elected and appointed positions within both the Houston Association of Government Guaranteed Lenders and the National Association of Government Guaranteed Lenders. All four founding members are educational panelists annually at the Region VI SBA Conference, better known at the Mid America Lenders Conference

Women's Leadership

Team TXSBA is on the board for multiple women in alliance community development groups locally in Houston. As Texas' First All-Women's CDC Team, we are acutely aware of the impact that we can have on women and minority owned businesses.

Industry Partnerships
